Cash vs. Traditional Sale

TLDR: Compare the preparation, listing, showing, inspection, financing, and carrying steps of a traditional sale with the simpler Purple Man's Hat cash-sale path.

Two paths for selling a property

Traditional sale

  1. Repair the property
  2. Remove unwanted belongings and trash
  3. Clean and stage
  4. Photograph and list
  5. Accommodate showings
  6. Negotiate with buyers
  7. Complete inspections
  8. Wait through buyer financing
  9. Carry the property during the process

Which path fits your goal?

If your only goal is achieving the highest possible retail price, and you have the time and money to repair the property, remove unwanted belongings, clean and stage it, photograph and list it, accommodate showings, negotiate with buyers, complete inspections and wait through buyer financing, a traditional listing may be the better option.

Purple Man's Hat is built for sellers who value a simpler, cheaper, and quicker path.

Does a cash offer equal the amount I receive?

Net proceeds are the purchase price minus mortgage payoffs, other liens, and any costs allocated to you at closing. A cash purchase removes a buyer's mortgage-financing step when the buyer uses its own available funds. It does not automatically remove title work, inspections, disclosures, or every selling cost.

Ask for a written estimate based on your property and the agreement. Compare the estimate with a realistic listing alternative, including preparation costs and the time you may continue to own the property.
