Information we handle

When you submit a seller, buyer, property-management, referral, or support form, we receive the information you choose to provide. This may include names, contact information, property addresses and details, investment criteria, and messages.

Property-management inquiries may also include your rental strategy, property location, relationship to the property, current rental arrangements, desired start, and contact preference. Do not send identity documents, banking details, tenant records, or other sensitive documents through this intake.

The site also processes limited technical information needed to operate safely, such as request timing, browser and device information, page activity, and network information. Raw visitor IP addresses are not logged or stored by Purple Man's Hat. IP information may be processed transiently for security, rate limiting, and approximate nearby-area results; the nearby-area cache uses anonymized network prefixes rather than raw addresses.

Cookies, analytics, and advertising

We use an essential, same-site security cookie to protect form submissions. When configured and allowed, Google Tag Manager and Google Analytics may measure page use and successful form activity without receiving the personal details entered into our lead forms.

Property-management request pages use essential security and receipt cookies. They do not display advertising. The receipt cookie contains an opaque reference rather than your contact or property details.

We use Google AdSense to display advertising. Third-party vendors, including Google, may use cookies or similar technologies to serve ads based on a visitor's prior visits to this website or other websites. Google's use of advertising cookies enables it and its partners to serve personalized or contextual ads. Visitors can manage personalized Google advertising in Google Ads Settings and may review additional industry opt-out choices at AboutAds.

Where required, Google’s consent-management tools display privacy choices before or alongside advertising. Visitors in supported U.S. states may also receive a “Do Not Sell or Share My Personal Information” control. Purple Man's Hat does not sell the information submitted through its lead forms. Advertising providers may process online identifiers in ways that some privacy laws define as a sale, sharing, or targeted advertising, and the applicable opt-out control is provided for those uses.

Service providers and disclosures

We may provide information to companies that help us host the site, store submissions, deliver email, provide maps or approximate location data, analyze site activity, display advertising, prevent fraud, or support a potential property transaction. We may also disclose information when required by law, to protect people or property, or in connection with a business transfer.

Authorized team members and service providers supporting property review, inquiry storage, email delivery, or agreed management arrangements may handle management inquiries for those purposes. Submitting an inquiry does not enroll you in promotional messages or authorize a management agreement.

Approximate locations on Buy property cards use DB-IP data, and Google Maps features may load when needed. Their handling of information is governed by their own terms and privacy notices. You can review how Google uses information from sites that use its services.

Retention and security

We retain submissions for as long as reasonably needed to review and respond to them, maintain business records, prevent abuse, resolve disputes, and meet legal obligations. We use administrative and technical safeguards designed to protect information, but no internet transmission or storage system can be guaranteed completely secure.

Management inquiries follow our configured submission-retention process: active records normally remain for 90 days, followed by a 30-day archive period before deletion. Records specifically retained for an ongoing engagement, a legal obligation, or a requested business record may be kept longer. Access is restricted to authorized personnel; contact us to request correction or deletion.

Your choices

You may decline to submit a form, adjust browser cookie controls, use the advertising choices linked above, or use the privacy controls Google displays where applicable. To ask about information you submitted, request a correction or deletion, or exercise another applicable privacy right, contact us. We may need to verify your request before acting on it.

For property-management inquiries, you can choose email or a phone call and ask us to change your contact preference or stop inquiry follow-up. We do not send automated text messages or add you to a marketing list through this form.

Children

This website is intended for adults interested in real estate matters and is not directed to children under 13. We do not knowingly collect personal information from children under 13.
